New waste management standard in office buildings: Ghelamco, Signal OS, PreZero, and Cushman & Wakefield join forces in VIBE

VIBE in Warsaw is the first office building in Poland to implement the innovative Inbin waste monitoring system, which connects data on container fill levels to the optimization of their pickup schedule. By reducing the carbon footprint, this solution supports sustainability and helps realize ESG strategies for both the building owner and its tenants.

VIBE is one of the most eco-friendly and technologically advanced office buildings in Poland, featuring a range of modern solutions that fulfill sustainable development goals . One of the most innovative solutions is Inbin – a waste monitoring system developed by the Polish proptech company Signal OS, specializing in advanced technologies for commercial real estate.

With an integrated weight scale in the waste handling area and a tablet for the cleaning service, the system assigns waste to appropriate fractions (e.g., paper, bio, plastic) and specific locations, such as floors or tenant areas.

The data collected by the system is then reported to the building manager and tenants, supporting the implementation of ESG strategies not only for the office building but also for the individual companies operating within it. Through collaboration with PreZero – an international environmental services provider – data from Inbin is used to optimize waste pickup schedules, improving the efficiency of the management process.

"Inbin helps managers and tenants manage waste effectively, especially in the context of growing ESG reporting requirements. By collecting data on the type, quantity, and fill level of waste, the system supports decision-making processes and enhances transparency in waste management activities. Integration with PreZero’s system is a significant milestone, enabling optimization of pickup schedules, which leads to increased efficiency and reduced CO2 emissions for the building,” says Przemysław Brzostowski, CEO of Signal OS.

Strength in collaboration

The partnership with PreZero, a leader in waste management, enabled the integration of data from the Inbin application with waste collection logistics. Thanks to the communication between Inbin’s system and PreZero, pickups are based on the actual fill level of the containers, allowing dynamic optimization of their removal schedule. The entire logistics process is adjusted in real-time, significantly reducing the number of trips made by waste collection vehicles, thus decreasing the CO2 emissions associated with transport.

Cushman & Wakefield, the manager of VIBE, played a key role in implementing the waste management system:

“Through collaboration with Signal OS, Ghelamco, and PreZero, the system was tailored to the specifics of the building and the needs of its tenants. The precise optimization of waste collection has allowed us to reduce operational costs associated with waste removal and minimize the risk of container overflow within the building. This is an example of a modern approach to management that supports ESG principles and raises the standards of commercial real estate management,” adds Aneta Kłosowska, Property Manager of VIBE from Cushman & Wakefield.

VIBE in the rhythm of ESG

Ghelamco, the investor and developer of the VIBE building, has been committed to the development of sustainable technologies for years, and its recent investment in Warsaw’s Wola district is the best example of this. The 15,000 square meter VIBE combines innovative technological solutions with a focus on the environment. This is confirmed by numerous prestigious certifications, including BREEAM Outstanding, Green Building Standard, Obiekt bez Barier, DGNB and WELL precertifications, as well as SmartScore and WiredScore with Platinum ratings.

Designed according to ESG principles, the building, in addition to the Inbin application, uses, among other things, an ultra-modern Building Energy Management System (BEMS), which allows significant energy consumption reduction. It is also the first office building in Poland to feature a specially designed audiosphere, giving it a unique and distinctive character.

“VIBE is an example of how responsible design and management of office buildings, supported by modern technologies, can truly help tenants achieve their ESG strategies and sustainability policies. Our collaboration with Signal OS, PreZero, and Cushman & Wakefield is proof that together we can change the market and contribute to greater environmental responsibility,” says Jarosław Fiutowski, Member of the Board for ESG and sustainable construction at Ghelamco Poland.
